What makes Palisade Homes Different?

Keith's hands-on approach, his ability to budget and schedule for timely completion, sensitivity to the site and materials, and use of a creative professional team, help set Palisade Homes apart from other builders.

"I often work with a team professionally; an interior designer, an architect, an engineer, and land surveyor are all involved at the front end of the project," he says. "I've worked with these people for a long time. They have the same sensitivity to the land that I have, they go to the site several times before we put a concept together. We all need to know the natural elements that fit the building site, even the interior designer. The engineer has to look at the soundness of the planned structure, the surveyor needs to be sensitive to the vegetation."

"The whole design team uses a lot of care and sensitivity. They respect the process, and can anticipate each other's needs. When everyone is thinking alike, the job comes out better, and the process is smoother."

He's been told by his tradesmen that he's tough because of his close on-site attention to quality and detail, but that they respect him for that thoughtfulness.

About the Builder

Keith Lukovsky grew up in the Midwest, and with that, developed an appreciation for its values and dedicated work ethic. He spent his high school years remodeling and building in Wisconsin, fascinated by construction and enjoying the creativity of design. The allure of the mountains and the possibility of continuing his passion there prompted his move to Colorado in 1983 after he studied at the University of Minnesota-Duluth. He began working construction for other companies, learning about the land, the materials, and the needs of Colorado homes before starting his own company, Palisade Homes, in 1987. Since then, he and his team have built more than 150 homes and orchestrated countless remodeling projects. When he's not analyzing a project or building one, he enjoys all that Colorado has to offer, including mountain biking, hiking, snowboarding, boating, the local music scene, and its football, hockey and basketball teams.

Passionate, attentive, hands-on and value-oriented

Even before designs are conceptualized, Keith spends time visiting a proposed site at different times of the day.

"I need to know where the sun rises and sets, how the light shines for room and window placement, and how the topography will lead to a design that is really complementary to a site," he says.

This attention to detail and a strict adherence to a high quality standard is important to Keith both in new construction and remodeling projects. He is on site almost daily, and sometimes twice.

"As far as being 'on call,' I've always been available 24-7 with my clients, and many end up being very good friends."

Eco-Sensitive Construction

Along with concern for design and function, Keith is thoughtful about materials and their environmental impact.

"There's a lot of talk today about green building and sustainable building, which is available, but also a costly alternative. I have always used products that are more eco-friendly, and I practice lots of recycling with construction waste. I try to be ecology minded in the process, but it is still the buyer's decision to take it to the level they wish."

He uses energy efficient design and materials, for example in-floor radiant heat, because it is eco-friendly as well using less energy. His choice of higher than minimum standards, such as using 2x6 beams rather than 2x4 beams in wall construction, also saves energy, and he utilizes man-made products that are also environmentally sound.

For Keith and the Palisade Homes team, remodeling involves the same process as new construction: evaluating the site, discovering the existing home, and finding the materials that make an addition just right.

"There is more discovery, perhaps, when I remodel," he says. "But I try to anticipate unforeseen conditions so that I can predict any problems, and as a result, troubleshoot and minimize the impact for the home owner."

Keith researches to find materials and products that equal or match what has been used to build the existing structure. His aim is to preserve, or enhance, the integrity of the design with the remodeling process. He knows that owners want to match the style of their homes when they add on, and that they also want to minimize the disruption that construction can have on their lives.

The design needs to consider preserving natural vegetation, the less the footprint I can disturb, the better."
